Pros: Great AC, comfy beads, spacious bathroom, super clean , 10min walk to the tower. Cons: 7 flight of stairs, no elevator, breakfast included but bread was hard and coffee didn't taste good. Overall, place is in good location and we loved the AC which is a luxury in Italy. Yes, I would stay here again.

The location, charming old building, hospitable and friendly owners. The air con was also much appreciated on a blisteringly hot day.

Enter a side lane to find the doorway onto a dark and unlit entrance with a steep stone stairway facing you. Our room was changed for two on a lower floor when the owner realised that we had a disabled family member. This would have been a kind gesture if it were not for the rider of being told we had to pay an extra 20 Euros.
Plaster peeling off the walls, 1930s style electric cables tacked to wall and rooms small and basic.
The single occupancy room stank of boiled cabbage and bad drains to the point that it was nausea prompting. Sheets and bathroom spotlessly clean however.
Breakfast was limited but very good quality breads, meats and cheeses. Bizarrely, served on a table next to the washing up being done by hand.

Nice rustic place to stay
This was a simple yet rustic place to stay - there is only so much modernity one can impose in a 600 year old building! Luckily i knew an Italian speaker who could liaise with the owner as my flight was delayed. The location is simply fantastic for the university, 15 mins walk to the train station and 10 mins to the Tower - off a main street so its shielded from noise. Really nice informal breakfast ambience - best coffee ever! The air conditioning was worth its weight in gold and WIFI connection was way better than I've experienced in huge new hotels. If you have heavy luggage be prepared to lug it up stone stars - the owners were super friendly and let us all keep our suitcases in the corridors after check out.

A good option
This hotel has a great location, an easy walk from the train station, the main attractions of Pisa, and local shops and restaurants. Like another reviewer I had some drama with check in, so would advise future guests to ensure they have the hotel's phone number handy and can say a few sentences in Italian to explain you have arrived, as the owner doesn't speak English.

This is actually a bed and breakfast, slept through breakfast. Location is right off the main pedestrian thoroughfare. Bathroom and shower nice and big, AC worked great. WiFi was great too. Make sure you email or call your arrival time. I overlooked this part and had to call them to come down and meet us. Bed was ok but most beds in Europe are just ok.

Convenient and simple
It was a perfect location and easy enough to get to. The home is old but it was kept well and clean. The parking lot is about 7 minutes of walking away and there is no elevator. Prepare to drag your bags across the city and up the stairs. It was no problem for us. Also, there were no toiletries such as shampoo or soap but we bought some at a nearby mini shop.
